Summers Hot Properties!
As the summer property market warms up, with an increasing number of new properties coming to the market, buyer demand across our office network in North London and Hertfordshire remains strong.
In our previous newsletter, we posed the question ‘have house prices peaked in North London & Hertfordshire’ given the gloomy predictions of the media. We concluded that whilst there were some signs of the market slowing down, prices seemed to be stable and in some instances still increasing.
That was in late spring, since then, the summer months have seen an upturn in the number of properties coming to the market, despite the current economic climate. Perhaps more surprisingly, buyers are still very active and demand is seemingly bucking the more general economic trend.
Looking at the property market nationally, I read with interest the recent ‘House Price Index’ from property portal Rightmove, they confirm that this month has seen the fifth consecutive price raise this year, modest by recent levels at 0.3%, but nevertheless, any further increase was unexpected.
Certainly when you consider that after five consecutive interest rate rises and the increasing cost of living, added to the negative media speculation, the expectation was that we would begin to see the market ease. However, buyer demand for new homes coming to the market remains high, at more than double (+113%) of the pre-pandemic five-year May average.
The ‘House price index’ does confirm that there are early signs that the market will ease over the coming months, due to the external economic influences. After what has been an incredibly strong first half of the year. So my advice for those considering a move is to make hay whilst the sun shines…
