Following a strong 2024 for Statons, capped off by a very busy November and December, 2025 has kicked off with a surge of activity. In the first few weeks alone, we’ve seen a notable increase in viewing appointments and offers on properties being agreed, and in some areas the busiest we’ve seen for quite a while.

Up-Sizing

In conversations with clients about up-sizing to their dream home, it’s clear that many have waited long enough, and the brakes are finally coming off. Having held back over the last few years with concerns around the election, interest rates, cost of living etc.

Whether it’s due to longer school runs, job changes, challenging commutes, expanding families, or children growing and needing their own space. For an increasing number of people, 2025 is the year they’re finally ready and need to move.

Down-Sizing

With many clients currently looking to up-size, we’re seeing a significant increase in those now focused on down-sizeing. With the children finally flown the nest with a large home that requires constant upkeep, many clients we’re talking to are now considering down-sizing.

With the opportunity to release money from large family homes, as well as reducing the time and money in upkeep, this is a regular conversation we have with many clients. Particularly with the rising cost of heating and maintenance of larger homes in recent years, this is increasingly becoming an attractive option.

Having a smaller and more manageable home that is easily secured, makes travel or helping children get on the property ladder a real possibility for many of our clients.

New Buyer Trend

An exciting trend we’re seeing is a shift in buyer behaviour. More and more, potential buyers are stepping away from the recent norm of phone and email communications, opting instead to visit our offices for a more personalised, tailored approach in their search for the dream home. This is a welcome sign that people are eager for more face-to-face interactions as they embark on their house-hunting journey.

What’s truly encouraging is the resilience we’re seeing from both buyers and homeowners, who remain confident and ready to make moves despite the financial and economic uncertainties of recent times. Many are tired of the ‘watch and wait’ mentality of the past few years and are eager to take the next step.

Selling Your Home in 2025

With the greater availability of properties coming to the market, buyers have more choice, making the market increasingly price-sensitive.

The early weeks of listing a property often present the best opportunity for a successful sale. Savvy buyers are well-informed, having viewed many properties and conducted their own research. If a home is priced too high, it can easily miss the initial surge of buyer interest and may linger on the market without gaining traction.
